HAS℠ is the Homeowners Action Services program. HAS℠ is designed to provide relief to military homeowners who are having difficulty supporting multiple mortgage payments due to PCS or other need to move form your original home.
Who is Eligible?
Any active duty or former active duty United States military personnel may apply. In some scenarios a spouse or child of a veteran may also apply.

What Remedy Can HAS℠ Provide?
Mortgage Payment Reduction Refinance
If you currently live in the property, HAS℠ may be able to help you refinance into a lower monthly mortgage payment. To qualify, you must be current on your mortgage payments and may only have one missed mortgage payment in the last 12 months.
Only borrowers who will receive a net tangible benefit for the refinance will be eligible.
If eligible for a refinance, borrowers may be able to skip up to two mortgage payments as part of the refinance. To apply for a VA Home Loan HAS℠ refinance, click here.
VA-HLC HAP Grant / Subsidy / Seller’s Assistance
If you have been PCS’d or no longer live in the home and are unable to afford to sustain two payments for living expenses, the VA-HLC HAP may be the solution for you.
Under the program, veterans and their families are able to sell their home at no out of pocket cost.
No equity is required, even homeowners who are “upside down” will qualify.
Among the remedies available under the program include: 1) grants to pay off any loan balances, closing costs, and moving expenses; 2) subsidies to pay for any shortage not covered by the grant(s).

If you choose to have VA Home Loan Centers represent you in selling your home as a short sale, you can stop using our services at any time. VA Home Loan Centers charges no up-front fees to assist you with your short sale. Our partner real estate brokerages will charge a real estate commission but if the bank agrees to a short sale, this is paid for by your lender. VA Home Loan Centers is not associated with the government, and our service is not approved by the government or your lender. Even if you accept this offer and use our service, your lender may not agree to change the terms of your mortgage including approving your short sale. It is recommended that you continue to make payments on your mortgage throughout the process. Should you default on your payments, you can see a negative impact to your credit report and your home could be foreclosed upon.
