Built in 1975, Linwood Villas are a quiet 12 unit complex located on a cul-de-sac in the Mission Hills neighborhood of San Diego. Situated on top of a hill, many units have phenomenal panoramic views of the city. From the units adjoining balcony, residents can not only look out onto the bay, but the downtown skyline as well. Two bedrooms, two bathroom units are available; these condos are approximately 1,260 square feet. With a list price of $450,000, Linwood Villas are listed significantly below the average Mission Hills home cost of $1,863,424. The number of foreclosures waiting to be sold in Mission Hills is 31 percent below San Diego citywide, and 38 percent less than the national average. This number potentially impacts neighborhood home values. In 2015, it is estimated that home values in Mission Hills will increase by nearly a full percentage point (0.9). Residents of Linwood Villas pay monthly HOA fee of $225. Dues include hot water, trash removal, and common area maintenance. Certain units have new roofing, new windows, French doors, travertine floors and crown molding.

Mission Hills is north of downtown and south of the San Diego River. Although some boutique shops and restaurants dot the area, it is mostly a residential neighborhood. For nightlife options, the nearby Hillcrest neighborhood is in walking distance. The San Diego Public Library operates a library in the neighborhood. Mission Hills Park and Pioneer Park are both recreational parks in the area of Linwood Villas. The complex is pet-friendly, adding to the appeal of these parks. The condos are also close to the shopping and restaurants found in San Diego’s historic Old Town.

The five freeway is nearby, making for short commuting times from the Linwood Villas to other areas of the city. Because San Diego is not known as a mass transit friendly city, it may surprise potential buyers that the area surrounding Linwood Street was given a transit score of 50 out of 100 by Walk Score. The Washington Street Green Line Station of the Trolley operates down the street, and bus routes 10, 30 and 150 serves the Mission Hills neighborhood.

Certain condos have in-unit laundry machines, for units that don’t; a community laundry room is on site. Parking is provided for via a tandem carport. Residents can further take advantage of the carport through the extra storage space found in it. Visitors can access guest parking on the nearby street. Linwood Villas are in the attendance area of Grant Elementary School, Correia Middle School, and Point Loma High School. Ocean Beach is the closest beach and for military members commuting from the complex to nearby military facilities; the 32nd Street naval station is only eight miles away, the MCRD is only a mile and a half away and Camp Pendleton is 39 miles away.
